Roof Cleaning in Portland, OR — Soft Wash & Moss Removal
Portland's wet winters and tall fir trees make moss a normal part of owning a roof here — and a damaging one if it is left alone. Our roof cleaning service soft-washes the roof, kills moss at the root, and applies a treatment that slows regrowth, without pressure washing that strips shingle granules. FixRoof.fast is a website of Restoration LLC, licensed Oregon general contractor CCB #261557.
Why Portland Roofs Grow Moss
Moss needs three things: moisture, shade, and time. Portland supplies all three. Rain keeps roof surfaces damp for long stretches of the year, fir and maple canopies shade whole slopes, and airborne spores settle into the tiny gaps between shingles. Once moss takes hold, it acts like a sponge. It holds water against the shingle surface day and night, and as it thickens it pries shingle edges upward. Lifted edges let wind-driven rain wick underneath, and the roots of the moss work into the shingle mat itself.
That is why moss is more than a cosmetic problem. A roof that stays wet ages faster, and leaks that start at moss-lifted shingles are something we trace regularly on roof repair calls. Cleaning the roof and treating the moss removes the sponge and gives the shingles back their ability to shed water.
How Our Roof Cleaning Works
We start by looking at the roof: where the moss is heaviest, whether shingles are already lifting or damaged, and whether any areas need repair before cleaning makes sense. Loose debris — needles, leaves, and branches — is cleared off, and heavy moss growth is worked loose by hand where needed. Then the roof is soft-washed: low pressure and cleaning solution, never a pressure washer. High pressure feels satisfying to watch, but it blasts the protective granules off asphalt shingles and shortens the roof's life.
After washing, we apply a moss treatment that kills the growth at the root and keeps working after we leave, so regrowth is slower than with a rinse alone. The visit finishes with debris removal and clearing of the gutter line, because everything that comes off the roof lands in the gutters. If your gutters need more than a clear-out, our gutter cleaning and repair page covers that work.

Cleaning is maintenance. Done on time, it protects the roof you already have.
Shingle Life
Shingles that stay dry between rains last longer than shingles under a permanent wet blanket of moss. Removing the growth gives the surface back its drying cycle.
Water Shedding
Flat-lying shingles shed water the way they were designed to. Moss lifts edges and dams the flow, pushing water sideways and underneath where it does not belong.
A Clear Look at the Roof
You cannot judge shingle condition under a layer of moss. A clean roof shows cracked, curled, or worn areas early, while a repair is still small.
Roof Cleaning Questions
Straight answers from a licensed Oregon contractor.
Why do you soft-wash instead of pressure washing?
Pressure washing strips the granules off asphalt shingles, and those granules are what protect the shingle from sun and weather. A soft wash uses low pressure and cleaning solution to kill and loosen moss without tearing up the shingle surface, so the roof gets clean without losing years of life.
Does moss really damage shingles?
Yes. Moss holds moisture against the shingles around the clock, lifts shingle edges so wind-driven rain can wick underneath, and works its roots into the shingle mat. Left alone, it shortens the life of the roof and can start leaks at the edges it lifts.
What does the moss treatment do?
After the soft wash, we apply a moss treatment that kills remaining moss at the root and slows regrowth. Dead moss releases from the surface and washes away with rain over the following weeks, instead of being scraped off in a way that can damage shingles.
How often should a Portland roof be cleaned?
It depends on shade and tree cover. Roofs under fir trees or on the shaded side of a house grow moss faster than roofs in open sun. If you can see green patches from the ground, it is time. An inspection gives you a straight answer for your roof.
Do you clear the gutters during a roof cleaning?
Roof cleaning includes debris removal and clearing the gutter line, because moss and needles washed off the roof end up in the gutters. For a full gutter cleaning or gutter repairs, see our gutter cleaning page.
